What is the Multiple Listing Service (MLS)?
The MLS is a database of homes for sale in a given area.
It is the traditional way agents find homes for their buyers or
advertise homes for their sellers. Listing a home on the MLS uniformly
notifies all brokers and agents in your area that your home is for sale.
How Much Does the Flat Fee MLS Program Cost?
$195. This is a one-time fee for 6 months paid by credit
card and/or paypal.
What is the Listing Length?
The MLS listing period is 6 months. You may renew for
another 6 months for an additional discounted fee. In some cases longer
listings are possible. This is a Limited Service Listing Agreement.
Role of Listing Agent/Broker?
You must be listed by a real estate agent/broker to be
in the MLS. A licensed real estate broker will list your home in the
local Realtors® MLS.
Who Handles the Forms and Paperwork?
All the necessary listing forms and disclosures will be
provided by the broker. They can be emailed, faxed, mailed, and in some
cases, completed online. Once you have placed your order, your
information will be forwarded to agent/broker who will contact you to
review the details of your listing.
Are There Commissions Involved with Listing on the MLS?
Yes. If an agent sees your listing and brings a buyer,
you must pay the buyer’s agent a commission if that offer is accepted.
You decide what commission you want to pay when you complete your
application. The commission you’re willing to pay is stated on your MLS
listing. It is not negotiated on an agent by agent basis. It is
recommended that you offer a commission between 2.5 – 3.5% on houses,
and 4.0 - 5.0% on lots since your property will be competing with others
for agent’s attention.
What if I Find a Buyer Myself? Will I have to pay any
commissions?
No. You will not have to pay any commissions if you find
the buyer on your own.*
Who's Phone Number is on the MLS?
The MLS listing will display both the agent’s contact
information and yours as well. When the listing agent receives inquiries
about your property, the interested parties will be directed to you to
set up showings and discuss details about your property. Realtor.com
does not allow seller’s phone numbers to appear in their listings, but
in many cases it’s possible to include a website link in the listing
description.
How Soon Will My Listing Appear After I Sign Up?
You will be contacted by the listing agent within 2 -7
hours (during normal business hours- - within 24 hours after hours )
after you place your listing order. The agent will send you the forms to
complete. Once your forms are completed and faxed or emailed back to the
agent, you will be in the MLS in 24 – 48 hours (excluding weekends). So
if you sign up on Monday, you can easily be listed by Wednesday.
However, if you sign up Thursday or Friday, you may not be listed until
the following week. Once listed in the MLS it takes Realtor.com 2 – 5
business days to upload your listing to their site. This is an automatic
upload and can’t be expedited.
What is the National and Worldwide Consumer Exposure?
You will receive free national and worldwide exposure
from your listing placed on the Realtor.com® website with a color photo
and description.** The website is open to the public and is the most
heavily trafficked real estate website on the internet. Only properties
listed in the MLS can appear on Realtor.com
What About Photos?
You provide your own digital photos. The program
guarantees you ten photos in the MLS and one in Realtor.com. The photos
need to be saved in a .jpg file, ideally 640 x 480 pixels. You will need
to email the photos to your agent.
